10 TIPS FOR PRESENTING YOUR HOME FOR OPEN DAY

Presentation is one of the most important keys to achieving a top sale price for your home. Great presentation showcases the space and light available and puts buyers at ease. Buyers will stay longer at your inspections if the property is presented in a pleasing way. 

1. Start by thoroughly cleaning your home, including all rooms, windows, and carpets. Decluttering is also essential as it helps potential buyers envision themselves in the space. 

2. Organise closets, cabinets, and storage areas to showcase their full potential. Buyers value ample storage, so make sure these areas are clean and tidy. 

3. Remove personal items such as family photos and personal mementos. This allows buyers to imagine themselves living in the home without distractions. 

4. Consider professional styling, if we deem it necessary. Styling does not have to be expensive. A few colourful cushions and a bright rug can transform an otherwise dull room – and complementary colours are very important for photography.

5. Invest in professional photography. Presentation isn't just about how the property looks in person, but also how it presents online & in printed marketing. Professional photos can make the difference between a buyer dismissing the home or putting it at the top of their list. 

6. Enhance curb appeal: First impressions matter. Ensure your home's exterior is well-maintained, with a tidy front yard, manicured landscaping, and a clean entrance. Consider adding potted plants or fresh flowers to enhance the appeal. 

7. New paint and carpet is the oldest trick in the book and there’s a reason why, it works! It’s a quick and easy way to transform a tired old property into a bright attractive home. 

8. Create a pleasant atmosphere by using subtle scents or fresh flowers. Play soft background music during showings to add a relaxing touch. 

9. Show a lifestyle: Emphasize the potential lifestyle your home offers. For example, if you have a beautiful outdoor patio, set it up with outdoor furniture and accessories to showcase the space's entertaining potential 

10. If you have animals, take them away during inspections, remove food bowls and kitty litter and deodorise all rooms.
